Assistant Director/Manager, Architecture & Engineering Projects - Sign On Bonus - (220000V5)

The University of Maryland, Baltimore (UMB), School of Medicine is seeking a professional to manage the school's Architecture & Engineer Projects and buildings throughout campus.

This position will assist the Executive Director in the management of one or more aspects of the School of Medicine's facilities and operations including managing renovations and new construction projects, aiding with the school's space administration, safety & security program, maintenance, and procurement of goods and services.

This position will be filled at the Director or Manager level.

Sign-On Bonus Manager Level: This position is eligible for a *$12,000 sign-on bonus.
Sign-On Bonus Director Level: This position is eligible for a *$14,000 sign-on bonus.

*Half will be paid within the first 30 days of employment, and half will be paid upon successful completion of probation. Current UMB employees are not eligible for the sign-on bonus.

Essential Functions:

Project Management

Projects managed for the School of Medicine include multiple, simultaneous assigned design and construction capital and non-capital projects from conception to completion. Organize and control project resources, schedules, and costs. Act as liaison between internal clients, consultant and UMB Facilities Management.
Direct the development, implementation, and evaluation of the most complex designs for construction projects of the largest size (>$50M); direct, review, and approve design changes. Oversee and conduct the review of consultant design submissions.
Review and manage all design activities and interface with key cross-functional groups. Plan and establish schedules and follow up performance against estimates. Apply design expertise to ensure accuracy of drawings and adherence to established organization master specifications.
Perform analysis and design for projects and assist in the production of design drawings and specifications for bidding. Prepare addenda during bidding phase and change documentation as needed during the construction phase. Research and advise on technical options and alternatives.
Manage compilation of cost control and statistical data. Assist with the development of material selection standards. Approve project specification and design standards. Report project status for the assigned projects. Review materials and methods, and questions.
Direct individual design and construction projects of all sizes and levels of complexity. Develop architecture and engineering scopes of work, review and negotiate fee proposals, manage design and construction progress schedules.
Provide visual inspection and quality control by monitoring construction progress. Ensure compliance with intended results, codes, regulations, and requested standards. Ensure projects meet environmental health, safety, and aesthetic standards.
Prepare budgets, bids, and contracts, and direct the negotiation of contracts. Provide support and/or technical advice to other departments and schools throughout the UMB campus.
Participate in interviewing and hiring contractors for proposed projects.
Assist clients with the selection of furniture, fixtures and equipment purchasing and installation.

Operations

Assemble and distribute reoccurring reporting of upcoming and forecasted facilities alterations, renovations, new construction requests, and departmental moves for consistent timely sharing with university stakeholders including but not limited to the departments of Facilities Management, Environmental Health and Safety & Fire Marshall's Office.
Oversee and coordinate SOM relocations, assist in a yearly space inventory reconciliation and needs assessment to align with the research, clinical and education mission.
Advise and assist Dean's Office and department chairs on programmatic and policy issues related to the continuity of facilities operations and emergency management.
Review and approve affiliate identification and building access requests.
Makes routine and nonroutine requests for maintenance of the School of Medicine's facilities.
Performs other duties as assigned.

Qualifications

Education: Bachelor's in Architecture, Engineering (Civil, Mechanical, or Electrical), a related degree in Construction Management, or Business Administration.

Manager Experience: Six (6) years of experience in project design, management, implementation, and assessment; and construction of institutional or commercial building projects.

Assistant Director Experience: Eight (8) years of experience in project design, management, implementation, and assessment; and construction of institutional or commercial building projects.

Assistant Director Supervisory Experience: One (1) year work coordination, training, or supervision of other design and/or staff.

Licensure/Certification: Licensed Architect, Licensed professional Engineer, CMAA, PMP, or other design, project management, or facilities management certifications are preferable, while not required.

Other: No substitution of experience for minimum education requirement.

Ability to manage proactively / strategically and understands and contributes to a strong organizational culture of success, excellence, inclusiveness, and teamwork.
Ability to effectively communicate and negotiate with a broad range of internal and external individuals or agency representatives is essential.
Ability to address multiple tasks, technical issues, and contingencies simultaneously.
Computer skills in relevant design and office applications, including Office 365, Autocad, Archibus, e-builder and Microsoft Project preferred.

Hiring Ranges:

Manager-Level Range: $115k - Mid $130k's (Commensurate with education and experience)

Director-Level Range: $120k's - Mid $155k's (Commensurate with education and experience)
