Position summary: The purpose of this position is to provide specialist experience with HVAC, Electrical and Plumbing trades along with analysis, diagnosis, design, programming, maintenance and overall management of the Collegesâ building automation systems (Trane Ensemble), (Dyken Intellitouch). The Building Automation Specialist studies, evaluate, and recommends architectural protocols, standards & hardware.
General purpose: Â Serve as the Building Automation Systems resource to the Associate Vice President of Facilities, Director of Facilities Operations for the Facilities Management Department. Integrate, optimize and expand heating, ventilating and air-conditioning (HVAC) controls. Provide consultation to HVACR technicians I, II, III and facilities management; troubleshoot, diagnose and solve system problems; and work on complex building automation systems to control and maximize college resources. Supervise the repair and maintenance of HVACR systems as well as Building Automation Systems.
Major role functions:
Assist in the development of Heating, venting, refrigeration, and air-conditioning (HVACR) controls strategies.
Maintain and configure Trane Ensemble and Tracer software and a demonstrated ability to program networked Trane hardware.
Assist HVACR Technicians with related diagnosis of BAS systems and HVACR units.
Diagnose and resolve advanced or complex programming/system problems related to building automation systems.
Diagnose and resolve advanced network operations problems at the enterprise level as it relates to building automation systems.
Train, instruct and mentor Facilities Technicians on BAS systems support & repair.
Provide campus wide quality control assurance on all HVACR, BAS projects and repairs.
Develop vendor partnership rated to building automation systems.
Communicate verbally and in writing with multiple parties of varying skill level on a range of complex construction and building automation systems.
Translate technical information into user-friendly program documentation.
Meet multiple and conflicting project timelines.
Interpret processes, flow charts and schematics.
Test advanced data processing equipment and computer systems applications related to building automation systems, and recommend purchase for such systems and components.
Assist Capital Projects group in the development of Building Automation Systems bid packages.
Provide effective oral and written communications for successful operations.
Follow safety rules and applicable Federal, State, Local and College regulations and codes.
Position responsibilities:
Consult and advise with Associate Vice President of Facilities, Director of Facilities Operations on work procedures, processes and best industry practices for Building Automation Systems.
Integrate, program, document and control existing building automation systems including, but not limited to, HVAC controls, security, fire alarm, access control, lighting control an elevator management systems (hereafter referred to as building automation systems).
Assist with the development and implementation of building automation systems, system expansions, upgrades and system modernization.
Verify proper installation, operation and calibration of building control devices.
Troubleshoot problems with existing building automations systems and coordinate solutions with outside contractors and/or in house technicians.
Consult and collaborate with trades people and engineers on technical issues to ensure that maintenance and installations are planned efficiently and implemented effectively.
Member of the Facilities on Duty (FOD) to coordinate after hours and weekend emergencies.
Member of the Required Personnel for campus emergencies as directed by senior management.

Required qualifications:
High school diploma or equivalent
Five years of technical experience repairing, performing maintenance, installing, modifying, and calibrating, certifying equipment related to Building Automation Systems.
Three years of supervisory experience.
Understand advanced construction practices and procedures applicable to building automation systems.
Basic knowledge of safety requirements; basic knowledge of environmental health and safety; must follow safety rules, operating instructions and procedure manuals
Knowledge of and familiarity with hand tools, power tools, and equipment associated with building automation systems.
Valued, but not required qualifications:
Experience working in a Higher Education Facilities Management Department

Works primarily indoors, but occasionally outdoors year-round
Will occasionally be required to lift and/or move heavy objects

 Required training: Handbook orientation, Anti-Harassment, Hazard Communication, Emergency Action Plan & Fire Prevention, Forklift Operator Certification, Personal Protective Equipment (PPE); Blood Borne Pathogens, Hazardous Waste Operations and Emergency Response, Lockout Tag-out, Portable Fire Extinguisher Inspection.
 Must be able to wear a respirator; additional training may be added (see: EHS Manager training schedule).
