We are seeking anAssistant Director of Construction, Facilities, and Space Planning for Johns Hopkins University Student Services (USS) who will report to the Sr. Director of Construction, Facilities, and Space Planning and provides project and administrative management of facility projects across the USS portfolio (e.g., Homewood, East Baltimore, D.C.). This role will especially be engaged in projects leading up to, and a part of, USS's major capital projects, e.g., Housing & Dining Plan and the Hopkins Student Center.
With respect to Housing and Dining, this role will specifically be accountable for tracking and managing all Homewood campus residence hall and dining facilities capital projects in conjunction and collaboration with Johns Hopkins Facilities and Real Estate (JFHRE), On-Campus Living, and Dining. In conjunction with these partners, this role is responsible for ensuring that the first-class appearance and functionality of residence halls and dining facilities positively and consistently reflect JHU's quality standards. This position collaborates with these partners, and with Scheduling & Event Services, in support of current facility needs as well as longer-term strategic investments.
This position serves as the point-person with JHFRE with respect to construction and facility matters related to the Hopkins Student Center.
USS has developed a divisional facility project tracking database This role is responsible for managing that database – ensuring, in consultation with the Sr. Director, that all projects are entered, prioritized, updated and maintained.
This position is responsible for: Coordinating with JHFRE, On-Campus Living, and Dining to ensure that a comprehensive Preventative Maintenance program for the Homewood residence halls and dining facilities is developed and executed
Ensuring, in collaboration with the Sr. Director and the USS space planning manager, that the university asset management system (Archibus) is accurate and up-to-date.
Partnering with JHFRE, On-Campus Living, and Dining in the identification and prioritization of capital projects impacting the residence halls and dining facilities.
Collaborating with JHFRE, On-Campus Living, Dining, and other departments (as needed) in determining current facility needs as well as longer-term strategic investments.
Contributing to and supporting planning of USS major capital projects.
Specific Duties & Responsibilities
Project & Maintenance Management (80%)
Provide appropriate support to ensure all Homewood campus residence halls and dining facilities are operational at occupancy and representative of JHU's quality standards.
Serve as liaison between Dining staff and JHFRE in prioritizing facility requirements and Building Operator requests.
Collaborate with all stakeholders to strategically integrate priorities into project plans.
Schedule and track maintenance timelines, identify milestones and USS priorities.
Coordinate safety and risk management requirements for Dining facilities.
Provide inputs into integrated master schedule for coordination of disruptive outages or space unavailability due to repairs or scheduled maintenance with all USS divisions.
Collaborate with JHFRE and On-Campus Living and Dining on facility-related feasibility studies.
Procurement activities as necessary to support project delivery in partnership with JHFRE and USS departments as appropriate. Provide oversight and coordination of Dining maintenance projects through all phases.
Coordinate relocations of staff and equipment during disruptive maintenance activities and projects, including coordination of IT and other necessary services.
In collaboration with the Sr. Director, serve as the point-person with JHFRE with respect to construction and facility matters related to the Hopkins Student Center.
Administrative Management (20%)
Ensure that all USS facility projects are accurately input into the project tracking database, and that projects are prioritized, tracked, monitored, and reported on a regular basis.
Coordinate preventive maintenance requirements utilizing industry best practices for Housing & Dining facilities.
Manage all maintenance work to be completed within annual budget allocations for Dining facilities.
Develop and manage operational and capital budgets for assigned projects.
Support the Sr. Director and space planning manager in keeping the university asset management system data up-to-date and generate reports as needed.
Support the Sr. Director with other documentation and reporting as necessary.
Special Knowledge, Skills, & Abilities
Knowledge of design and construction issues related to various building types, mechanical and electrical systems, and maintenance solutions.
Knowledge of maintenance planning processes, costs methods and materials.
Knowledge of and familiarity with OSHA, BOCA, ADA, IBC, local, state and federal regulations.
Proficiency in MS Office programs (Word, Excel, Outlook, MS Teams).
Proficiency with scheduling processes and software.
Proficiency in Project Management Information Systems (Procore or similar) software application.
Ability to read and interpret blueprints and specifications.
Strong leadership skills, flexibility, and ability to work independently.
Must be detail oriented, highly organized, and able to work well with project teams.
Able to set priorities and use discretion in order to make decisions within critical deadlines.
Must demonstrate ability to manage long and short-term projects and ensure that they are completed on time and within budget.
Excellent oral, written, and interpersonal communication skills.
Minimum Qualifications
Bachelor's Degree, preferably in Construction Management, Architecture, or Engineering.
Ten years of project management experience with a proven track record of delivering successful major capital projects ($150M+) and providing excellent customer service to internal and external clientele.
Additional related experience may substitute for required education to the extent permitted by the JHU equivalency formula.
Knowledge of design and construction business practices including, but not limited to, scope preparation, contract issues, insurance requirements, labor rates, invoicing, etc.
Experience and knowledge of design and construction methodologies for a variety of building types, mechanical and electrical systems, and construction delivery methods.
Preferred Qualifications
Familiarity with facility and integrated project management systems.
Experience in a higher education environment.
