1. Oversees the activities related to routine and emergency work in mechanical, electrical, and plumbing systems to provide a timely and efficient response to building maintenance and environmental systems in a 24/7 operation. Manages and coordinates activities for service and maintenance response to electrical systems with various service responders to ensure timely delivery and completion of service work throughout the University buildings and other related areas. 2. Supervises a staff of licensed non-exempt employees, including HVAC/R, Electricians, and Plumbers. Determines equipment, materials, and staff necessary to meet required time frames and schedules. Evaluate staff performance and develop and administer safety programs. 3. Conducts inspections of facilities to determine repair and replacement needs. Establishes procedures for preventative maintenance. Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality, seamless customer service. Supports other trade shops as required by operational needs. Develops procedures and protocols for operation. 4. Develop and maintain reports used in conjunction with metrics/performance measurements and MEP-related incident documentation. Authorizes and monitors services and repairs from outside contractors/vendors. Prepares and administers the annual operating budget of the specified shop or zone. 5. Manages building system shutdown requirements. Analyzes cost data and makes recommendations to improve effectiveness. Ensures proper notification of affected customers. 6. Reviews and provides feedback on design documentation for projects implemented with Planning and Project Management. Assists project team with walk-throughs and infrastructure reviews related to a project. Attends project meetings as necessary during design and construction to interface with project design and construction teams on MEP-related issues that impact building system infrastructure. 7. Supports development and maintenance of MEP-related design standards for the University. Reviews project drawings and documentation to confirm compliance with standards. 8. Estimates time and material costs for all work efforts. Inspects completed work to ensure compliance with established standards and building codes. Ensure maintenance of adequate inventory of supplies and materials and evaluate and recommend purchases of new products as required. 9. Plans and schedules alteration and renovation work to minimize system failures. Compares alternate solutions and determines how to utilize staff and outside contractors best. 10. Provides on-site supervision and management of installation works and sub-contractors for project compliance. Manages the bidding process by procurement requirements 11. Assesses and resolves customer complaints regarding building operations, maintenance, and safety. Analyzes and responds to emergencies. Determines the most effective means and methods for executing construction projects. 12. Working with the Office of Environmental Health and Safety to resolve health and safety issues involving Yale University students, faculty, staff, and visitors. Ensures compliance with EH&S safety requirements. 14. Interacts with internal and external contacts, such as business managers and various vendors, to obtain various services.
Required Skill/ability 1: Demonstrated knowledge of mechanical, electrical and plumbing trades for new construction and renovation projects. Strong knowledge base in the standard practices and methods in one or more of the following trades: electrical, plumbing, mechanical (HVAC), carpentry, sheet metal, roofing or painting.
Required Skill/ability 2: Proven ability and comprehensive understanding of building HVAC/R, electrical and plumbing systems including building and distribution level systems. Comprehensive knowledge of established standards, building codes and regulations.
Required Skill/ability 3: Well-developed knowledge of employee relations including the proven ability to manage and supervise staff. Strong leadership skills with ability to direct customer focused teams to deliver maintenance services.
Required Skill/ability 4: Ability to coordinate and manage multiple tasks and deadlines effectively related to routine and emergency building maintenance and environmental systems.
Required Skill/ability 5: Excellent verbal and written communication skills with the ability to analyze and present information. Proficiency with Microsoft Office.
Preferred Education: Bachelor's degree in Engineering and certification as a plant engineer or registered engineer.
Experience in managing complex critical research/laboratory facilities or similar.
